Five Forks and Simpsonville are busier, but homes are not moving faster

More buyers are out there. The Real Estate Data Aggregator counted 479 pending sales across Five Forks (29681) and Simpsonville (29680) in the three months ending July 31, 2026. That is up 12.2% from the same months a year before. Nationally, Realtor.com reported pending sales were down 0.2% year over year in August 2026. So this area is running against the national tide. But that does not mean every listing is flying off the market.

Most homes are not going under contract in the first two weeks

Only 35% of Five Forks homes and 34.1% of Simpsonville homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is roughly 1 in 3. In Five Forks, that share dropped 12 points from a year ago. In Simpsonville, it dropped 4.4 points. More buyers are active, but they are taking more time.

Days on market are creeping up

The Real Estate Data Aggregator put the median days on market at 60 days in Five Forks (29681). That is 8 days longer than the same period in 2025. In Simpsonville (29680), the median was 55 days, up 2 days from a year before. Sellers who price well can still move a home. But the window for a fast, first-week offer has gotten smaller.

Inventory is up, and that gives buyers more room

The Real Estate Data Aggregator counted 617 homes for sale across both ZIP codes combined, up 21% from a year ago. Five Forks alone had 410 homes for sale, up 25%. Simpsonville had 207, up 13.7%. More supply means buyers have more to choose from. It also means a listing needs to stand out on price and condition.

Prices dipped a little, but sellers are still close to list

The median sale price in Five Forks (29681) was $424,250 in the three months ending July 31, 2026, down 0.2% from a year ago, per the Real Estate Data Aggregator. In Simpsonville (29680), the median was $353,750, down 4.4%. Neither is a dramatic drop. And homes that did sell came in at 98.7% of list in Five Forks and 99.3% in Simpsonville. Sellers are not giving much away once a buyer is at the table.

Above-list sales are actually more common than a year ago

Even with longer days on market, some homes are still getting above-list offers. The Real Estate Data Aggregator found that 18.5% of Five Forks homes sold above list price, up 3.6 points from a year ago. In Simpsonville, 19.9% sold above list, up 5.7 points. Nearly 1 in 5 homes in each area beat the asking price. That tells you pricing right still pays off.

What this means if you are selling

More buyers are active than a year ago. But with inventory up 21% combined and days on market stretching, a first-week offer is no longer the default. Price it right from the start. Homes that sit past 60 days tend to need a cut, and Realtor.com reported that 20.4% of listings nationally took a price cut in August 2026. This area is not immune to that pattern.

What this means if you are buying

You have more time than buyers did a year ago. More homes to look at, and sellers who are not all holding firm. That said, well-priced homes in Five Forks are still closing near 98.7% of list, per the Real Estate Data Aggregator. You are not likely to lowball your way to a deal there. But you have room to be thoughtful. One note: CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is the real cost of waiting or of stretching the budget.
