TR prices rose, but buyers have a little more room now

Prices in TR are up. That is the headline. But the story underneath it is a little more nuanced than that one line.

The Real Estate Data Aggregator counted 118 homes sold in ZIP 29690 in the three months ending July 31, 2026. That is up 15.7% from the same period a year before. More homes are selling, and the median price rose 4.3%. Both of those things are true at the same time.

For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. TR's 4.3% gain ran ahead of that national figure.

Where buyers have picked up a little ground

Only 17% of TR homes sold above list price in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. That is down 6.5 points from a year ago. Most sales are not sparking bidding wars.

The average sale closed at 98.5% of list price, down 0.5 points from a year before. Sellers are still getting close to what they asked. But the days of routinely going over are mostly gone in this market.

Nationally, rates are adding pressure. CNBC reported the average 30-year fixed rate hit 7.30% as of September 30, 2026. Realtor.com noted mortgage rates topped 7% for the first time since January 2025. That matters for what buyers can afford, and it shapes how aggressively they bid.

Homes are taking longer, but the ones that move, move fast

The median home in TR sat for 70 days before going under contract. That is 17 days longer than the same stretch a year ago, per the Real Estate Data Aggregator. Not every home is finding a buyer quickly.

At the same time, 41.3% of TR listings went under contract within two weeks of hitting the market. That share is up 5.6 points from a year ago. So the market is splitting: well-priced homes move fast, and the rest wait.

More homes to choose from

The Real Estate Data Aggregator counted 165 homes for sale in ZIP 29690 during the three months ending July 31, 2026. That is up 7.8% from a year ago. New listings rose 7.1% as well, to 151.

More supply gives buyers options. It also means sellers have real competition on the street. Realtor.com reported that 20.8% of listings nationally saw a price cut in September 2026, the highest share since October 2022. TR's own numbers suggest pricing carefully from day one still matters here.

Pending sales tell a different story, though. The Real Estate Data Aggregator counted 126 pending sales in TR, up 28.6% from a year ago. Buyers are out there. They are just being more deliberate.

What this means if you are selling

Price still matters more than anything else. The homes going under contract in two weeks are priced right. The ones sitting 70 days are not. That gap is wider than it was a year ago.

What this means if you are buying

You have a little more room than buyers had a year ago. Not every home needs an over-ask offer. But the well-priced ones still move. If you find something that checks the boxes, do not assume it will wait.

Rates at 7.30% (CNBC, September 30, 2026) are real math. Run the numbers on what that rate does to a monthly payment before you set your ceiling.
