TR has more listings, but buyers are still moving

Rates topped 7% in September 2026, according to Realtor.com. Then CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is the kind of number that makes buyers pause. But in TR, the Real Estate Data Aggregator counted 118 pending sales in the three months ending August 31, 2026. That is up 16.8% from the same months in 2025. Buyers are still writing offers.

The Real Estate Data Aggregator counted 149 new listings in ZIP 29690 during those three months, up 26.3% from a year before. More sellers showed up. That means more competition if you are listing. It also means more options if you are buying, without the market going quiet.

Prices held up, even with more competition

The Real Estate Data Aggregator put the median sale price in ZIP 29690 at $519,000, up 4.3% from the same three months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. TR outpaced that national figure. Prices are not falling here. They are just growing more slowly than the years when inventory was razor thin.

Sellers are getting close to list, not over it

The Real Estate Data Aggregator shows homes in TR sold at an average of 97.8% of list price during the three months ending August 31, 2026. That is down 0.8 points from a year before. Small drop. Still, it means the days of routinely landing above asking are rarer. Only 13.5% of homes sold above list price, down 10.8 points from a year ago. Price your home right and you will still get close to what you ask. Price it high and you will sit.

Nearly half went under contract fast

The Real Estate Data Aggregator counted that 41.5% of TR homes went under contract within two weeks of listing during this period. That is up 11.8 points from a year before. So while the median home took 63 days, a good chunk of them moved in two weeks or less. Condition and price still drive that split.

What the national picture adds

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. CNBC reported that mortgage purchase applications were 15% lower than the same week a year ago. Those are real headwinds. TR's pending and sold numbers held up against them. That does not mean every home sells fast. It means priced-right homes in TR still found buyers.

  1. TR had more listings, more sales and higher prices than a year ago, all in the same three months that rates climbed past 7%.
  2. The market is not stalled.
  3. It is more balanced.
  4. Sellers have more neighbors to compete with.
  5. Buyers have more to choose from.

One street in TR can read very differently from the ZIP code as a whole. A neighborhood near the foothills, a newer subdivision off a main road, a resale vs. new construction: they do not all move the same way. If you want to know what is happening on your block specifically, just ask.
