Some Greenville homes are sitting longer, even with prices mostly steady
The number that matters most right now is not the price. It is the time. The Real Estate Data Aggregator counted homes sitting 17 to 21 days longer in parts of Greenville than they did a year ago. Prices have not collapsed. But sellers are waiting more. That changes what prep and pricing need to look like.
At the same time, CNBC reported the average 30-year fixed rate hit 7.49% last week, the highest in three years. Realtor.com reported that 20.8% of listings nationally carried a price cut in September, the highest share since 2018. Those two things together explain why buyers are taking longer to decide.

How much longer are homes sitting?
Prices: mostly holding, a few dips
The Federal Housing Finance Agency reported U.S. house prices up 2.6% year over year as of July 2026. Greenville's picture is mixed by ZIP, but most prices are close to flat.
29611 saw the biggest price gain, up 8% year over year according to the Real Estate Data Aggregator. But homes there also sat 21 days longer. Higher price and longer wait can go together when supply is rising and buyers are cautious.
Are homes still selling close to list price?
Yes, mostly. The Real Estate Data Aggregator shows sale-to-list ratios between 97% and 98.8% across all eight ZIP codes. That means sellers are getting close to what they ask. But the direction matters: most ZIPs saw that ratio slip slightly from a year ago.

How fast are contracts forming?
The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. That number dropped in most ZIP codes compared with a year ago. 29617 saw the steepest drop, down 18.9 points. 29662 was the exception, up 17.7 points.
Supply is rising in most places
More homes for sale means buyers have more to compare. The Real Estate Data Aggregator counted homes for sale up in six of the eight ZIP codes year over year. 29607 had 275 homes for sale. 29605 had 264. Both are the largest inventories in the data.
29662 had the tightest supply at 2.9 months, according to the Real Estate Data Aggregator. 29615 was close behind at 3.3 months. Tighter supply tends to support prices and faster contracts, which matches what those two ZIPs showed.
What this means if you are selling
Homes are still selling close to list. But they are taking longer to get there. CNBC reported purchase applications fell 2% last week, and rates hit 7.49%. Fewer buyers are moving quickly. Price it right from the start. A home that sits past 70 days starts to look like a problem even when it is not.
What this means if you are buying
You have more time in most of Greenville than you did a year ago. Realtor.com reported 20.8% of listings nationally had a price cut in September. That pattern is showing up locally too, in a modest way. You do not have to write an offer the day a home lists in most ZIP codes right now. The exception is 29662, where 39.3% of homes went under contract within two weeks.
