Pickens has more choices now, but not a soft market
The one number that changes what a seller should do right now: the median sale price in ZIP 29640 dropped 12.6% year over year, according to the Real Estate Data Aggregator, for the three months ending August 31, 2026. That is a real dip. It means pricing from the start matters more than it did a year ago.
At the same time, Fannie Mae forecasts the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, per CNBC. That keeps monthly payments high for buyers. More inventory plus higher rates means buyers have real leverage on price. Sellers who overshoot are feeling it.
More homes to choose from in Pickens
The Real Estate Data Aggregator counted 144 homes for sale in ZIP 29640 during that same period. That is up 41.2% from a year before. Buyers in Pickens have not seen this many options in a while. But the market is not falling apart.
Homes sold actually rose 4.2% year over year, per the Real Estate Data Aggregator. Pending sales came in at 105, up 1.9% from the same stretch in 2025. Buyers are still buying. They are just pickier about price.
Nearly a third still go fast
Here is the part that surprises people. The Real Estate Data Aggregator shows 31.4% of homes in ZIP 29640 went under contract within two weeks of listing. That is down just 0.6 points from a year ago. So the right home, priced right, still moves quickly.
The sale-to-list ratio tells the same story. The Real Estate Data Aggregator put it at 99.7% for ZIP 29640, up 1.3 points year over year. Sellers of well-priced homes are still getting close to what they asked. And 16% sold above list price.

What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That matches what we see locally in Pickens: more supply, more competition, and buyers who know it.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, results are split. Liberty and most of Easley are ahead of that pace. Pickens is behind it.
What this means if you are selling in Pickens
More inventory and a lower median price do not mean homes are not selling. They mean overpriced homes sit while correctly priced ones still move. The Real Estate Data Aggregator counted 133 new listings in ZIP 29640 during the period, up 15.7%. That is real competition. Price it right from day one, and the 31.4% two-week contract rate shows buyers are still there.

- But nearly a third of homes still go under contract within two weeks, and sellers are getting 99.7 cents on the dollar when they price correctly.
