One part of Greenville tightened while many others slowed
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since 2018. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com, and CNBC put the average 30-year fixed rate at 7.30% as of September 30. Most of Greenville's numbers for the three months ending August 31, 2026 line up with that story. Days on market are up almost everywhere. But one ZIP code went the other way.
ZIP 29662 (Mauldin area): the tightest corner of Greenville right now
The Real Estate Data Aggregator counted 2.9 months of supply in 29662 for the three months ending August 31, 2026. Every other ZIP in this market sat at 3.3 months or higher. And nearly 4 in 10 homes there went under contract within two weeks of listing.
That 39.3% two-week contract rate is up 17.7 points from the same period in 2025, according to the Real Estate Data Aggregator. That is the sharpest year-over-year gain of any ZIP in this market. If you are buying in 29662, slow is not the word. If you are selling there, a well-priced home can still move fast.
One honest note: the median sale price in 29662 dipped 4.5% to $279,900, per the Real Estate Data Aggregator. Buyers are active, but they are paying attention to price. Sellers who price carefully are getting rewarded with speed. Sellers who stretch are not.
The rest of Greenville: more inventory, more time
Outside 29662, the picture is slower. Days on market climbed in nearly every ZIP. The Real Estate Data Aggregator counted 21 more days on market in 29611 year over year, 19 more in 29607, and 17 more in 29609. That is a real shift from a year ago.
ZIP 29605 is worth a closer look. The Real Estate Data Aggregator counted 164 homes sold there, but that is down 29.3% from a year ago. Pending sales dropped 39.9%. Months of supply climbed to 4.9. And the median sale price fell 5.1% to $327,500. That is a market asking sellers to be realistic.
ZIP 29615: tighter than it looks, but slowing on speed
ZIP 29615 had the second-lowest months of supply at 3.3, down 0.8 months from a year ago, per the Real Estate Data Aggregator. The median sale price rose 4.4% to $470,000. Sales volume jumped 28.2%. Those are strong numbers.
But the share of homes going under contract within two weeks fell 9.2 points to 31.3%. Buyers in 29615 are still active. They are just not rushing the way they were.
Downtown Greenville (29601): prices up, but fewer bidding wars
The Real Estate Data Aggregator counted a median sale price of $649,110 in 29601 for the three months ending August 31, 2026, up 1.8% from a year ago. Days on market fell 9 days year over year to 71. Sales volume rose 15.7%. Those are solid signals.
Only 6.8% of homes sold above list price, though. That is the lowest above-list share of any ZIP in this market. Buyers in 29601 are paying close to list, not over it.

ZIP 29611 had the strongest price gain of any ZIP here, up 8% to $294,745, per the Real Estate Data Aggregator. Sales volume surged 67.1%. That said, days on market jumped 21 days and the share of homes sold above list fell 6.3 points. More activity, but buyers have more choices than they did.
ZIP 29617 and 29662 round out the market. In 29617, the median dipped 2.1% to $281,450. In 29662, it fell 4.5% to $279,900. Both are seeing more inventory than a year ago. In 29617, homes for sale rose 22.2%. In 29662, they rose 23.9%. More choices for buyers in those areas.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. So national prices are still positive, just growing slowly.
Zillow's nowcast reported existing home sales fell 2.5% year over year in September, and newly pending sales fell 8.5%. Those are leading indicators. They suggest closings may stay soft for a few more months.
Rates are the other piece. Realtor.com reported mortgage rates surged nearly 40 basis points in September 2026. At 7.30%, per CNBC, affordability is squeezing buyers in every price range. That is part of why 20.8% of listings nationally had price cuts in September, the highest share since 2018, according to Realtor.com.
