One part of Easley, Pickens and Liberty is getting tighter, not looser

Nationally, Realtor.com counted 1.16 million active listings in September 2026. That sounds like plenty of room. But the Real Estate Data Aggregator tells a different story for parts of Easley, Pickens and Liberty. Some ZIP codes here got tighter over the three months ending July 31, 2026, not looser. One got a lot tighter.

The ZIP that tightened most: 29642

ZIP 29642 covers part of Easley. The Real Estate Data Aggregator counted 161 homes for sale there in the three months ending July 31, 2026. That is down 34.3% from the same period a year before. At the same time, homes sold rose 10.4%. Fewer choices, more buyers moving. That combination pushed supply down to 2.4 months.

Homes still took 59 days to sell on median, which is 10 days longer than a year ago. So tighter supply does not mean instant sales. Pricing still matters. The Real Estate Data Aggregator shows sellers got 97.7% of list price on average, down 0.7 points from a year before.

New listings in 29642 dropped 41.8% year over year, per the Real Estate Data Aggregator. That is a big pull-back. Sellers who do list face less competition right now. About 16.8% of homes sold above list price, up 2.6 points from a year ago.

Liberty (29657) is tight too

ZIP 29657 covers Liberty. The Real Estate Data Aggregator counted just 37 homes for sale in the three months ending July 31, 2026, down 21.3% from a year before. Months of supply came in at 2.4, the same as 29642. Homes sold jumped 67.9% year over year.

Liberty's sale-to-list ratio of 99.1% is the strongest of any ZIP in this market, per the Real Estate Data Aggregator. Nearly 1 in 5 homes there sold above list price, 19.2%, up 4.9 points from a year ago. That is a real shift. Sellers who price well are getting close to what they ask.

Pickens (29671) moved the same direction

ZIP 29671 covers Pickens. The Real Estate Data Aggregator counted 53 homes for sale, down 33.8% from a year before. Homes sold rose 53.5%. Months of supply fell to 2.5, down 3.2 months from the same period in 2025. The median sale price came in at $337,500, up 28.8% year over year.

That 28.8% price jump is a large move. A small pool of homes and a big jump in sales can push the median around. One or two higher-priced sales in a thin market shift the number. It does not mean every home in Pickens gained that much. Verify what homes near yours actually sold for.

The other part of Easley (29640) went the other way

ZIP 29640 is a different story. The Real Estate Data Aggregator counted 151 homes for sale there, up 42.5% from a year before. New listings rose 19.5%. Months of supply climbed to 4.5, up 1.5 months from a year ago. Homes sold actually fell 5.6%.

More supply, fewer sales, and a median price that slipped 0.5% to $280,400. That is not a collapse, but it is the opposite of what is happening in 29642 a few miles away. Sellers in 29640 have more competition. Buyers have more choices. Pricing carefully matters more here, not less.

What the national picture adds

Nationally, Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Those pressures are real for buyers and sellers everywhere.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July on a seasonally adjusted basis, per the Federal Housing Finance Agency. The national trend is up, but slowly.

Here, the tight ZIPs are moving against that national softness. Rates above 7% slow buyers everywhere, but in 29642, 29657 and 29671, supply fell so sharply that demand still outpaced it.

  1. Three ZIP codes here, parts of Easley, Liberty and Pickens, got tighter over the three months ending July 31, 2026. Fewer homes for sale, more homes sold, and under three months of supply in each.
  2. ZIP 29640, the other part of Easley, moved the other way: more listings, fewer sales, 4.5 months of supply.
