Greer's Riverside side is still moving faster than the rest of this market
CNBC reported the average 30-year rate hit 7.50% this month. That number matters. But it does not tell the whole story for every street in Greer.
The three months ending August 31, 2026 show two different markets inside this ZIP code map. The Hwy 14/Pelham side, ZIP 29650, is moving faster than the rest. The numbers back that up.
The Riverside side: faster, pricier, more pending
The Real Estate Data Aggregator counted 136 homes sold in ZIP 29650 in the three months ending August 31, 2026. That was up 3% from the same months in 2025. Every other ZIP in this market saw sales fall.
Pending sales in 29650 were up 3.6% year over year, according to the Real Estate Data Aggregator. In 29651 and 29687, pending sales dropped 15.5% and 11.8%. That gap is real.
| 29650 (Hwy 14/Pelham) | 29651 | 29687 (Taylors) | |
|---|---|---|---|
| Median sale price | $431,500 | $365,500 | $325,500 |
| Median days on market | 54 | 66 | 53 |
| Homes sold | 136 | 245 | 173 |
| Under contract within 2 weeks | 38.7% | 24.4% | 36.9% |
| Months of supply | 3.7 | 3.7 | 4.0 |
Nearly 4 in 10 homes on the Riverside side went under contract fast
The Real Estate Data Aggregator counted 38.7% of homes in ZIP 29650 going under contract within two weeks of listing. That is the highest of any ZIP in this market. It is down 2.9 points from last year, so the pace has cooled a little. But 38.7% is still a meaningful share.
In ZIP 29651, that same figure was 24.4%, down 3.8 points year over year. In ZIP 29687, which covers Taylors, it was 36.9%, down 2.5 points.
Prices are up, but fewer homes are selling above list
The median sale price in ZIP 29650 was $431,500, up 10.6% from the same period in 2025, per the Real Estate Data Aggregator. In ZIP 29651, the median was $365,500, up 10.3%. Those are solid gains.
ZIP 29687 went the other way. The Real Estate Data Aggregator put the median there at $325,500, down 4.3% year over year. Taylors has real character, including Taylors Mill, a century-old textile works turned into artist studios, a retro arcade, ax-throwing lanes and print shops. But the price trend there is softer right now.
Fewer homes are closing above list price across all three ZIPs. In 29650, 14.7% sold above list, down 2 points from last year. In 29651, 11% did, down 3.7 points. Only 29687 bucked that trend: 14.5% sold above list, up 2.7 points, according to the Real Estate Data Aggregator.
Rates and the national picture
CNBC reported the average contract rate on a 30-year fixed mortgage at 7.50% as of October 14, 2026. Fannie Mae, also cited by CNBC, forecast the average rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Those are not small numbers.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. CNBC noted pending home sales were down 8.5% year over year in September, citing Zillow.
The Federal Housing Finance Agency put U.S. home price growth at 2.6% from July 2025 to July 2026. That is slower than what the Real Estate Data Aggregator measured locally in 29650 and 29651, where prices rose more than 10% in the same window.
What this means if you are buying or selling here
On the Hwy 14/Pelham side, homes are sitting a median of 54 days before going under contract, per the Real Estate Data Aggregator. That is only 1 day longer than a year ago. Pricing still matters: sellers are getting 98.2% of list on average, not 100%.
In ZIP 29651, the median days on market was 66, up 6 days from last year. Fewer homes sold: the Real Estate Data Aggregator counted 245 closings, down 18.3% from the same period in 2025. Supply is tighter there too, with 299 homes for sale, down 8.3%.
In Taylors (29687), 173 homes sold, down 11.3%. The Real Estate Data Aggregator counted 4 months of supply there, the most of any ZIP in this market. New listings dropped 16% year over year, so there is less to choose from even as demand has softened.
Buyers in Greer near Riverside schools should know that Pelham Rd is the shopping hub for this side of town. Proximity to I-85, GSP airport and BMW still draws demand. Those things do not change with rates.
- Rates are at 7.50% and the national mood is cautious.
- But the Real Estate Data Aggregator shows the Hwy 14/Pelham side of Greer still moving faster than its neighbors: 54-day median, 38.7% under contract within two weeks, and sales volume up year over year.
- The rest of this market is slower.
- One street can read very differently from the ZIP code around it.
- Always confirm school zones for a specific address.
