Greer's Riverside side is still moving faster than the rest
That gap tells you a lot about where you stand right now, whether you're buying or selling in Greer.
The Real Estate Data Aggregator counted 38.7% of homes in ZIP 29650, the Hwy 14/Pelham corridor, going under contract within two weeks. That's the Riverside schools area, close to I-85, GSP airport and Pelham Rd shopping. ZIP 29651, which covers more of downtown and south Greer, came in at 24.4%. That's a 14-point gap between two parts of the same city.
Rates are part of why that gap matters more now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of the week of October 7, 2026. At those rates, buyers get pickier. They tend to move fast on the addresses they really want and sit longer on everything else.
The Hwy 14/Pelham side: faster, pricier, still seller-leaning
Prices in 29650 rose 10.6% year over year, per the Real Estate Data Aggregator. Sales volume ticked up 3%. That's the only ZIP in this market where both of those things happened at the same time. Sellers here still have leverage, but the sale-to-list ratio slipped 0.4 points. Pricing tight still matters.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That national pressure is real. The 29650 data suggests this side of Greer is holding up better than most, but it's not immune.
Taylors and north Greer (29687): quick when priced right, softer overall
ZIP 29687 covers Taylors and the north Greer area. The Real Estate Data Aggregator shows the median sale price fell 4.3% year over year to $325,500. Homes sold dropped 11.3%. Those are the softer numbers in this market right now.
But here's the thing: 36.9% of homes still went under contract within two weeks. That's nearly as fast as the Pelham corridor. The ones priced well are moving. The ones that aren't are pulling the median down. Taylors also has more going on than the numbers show. Taylors Mill, a century-old textile print works turned into artist studios, an arcade lounge and ax-throwing lanes, sits right there and draws a different kind of buyer than the strip on Wade Hampton Blvd.
Downtown and south Greer (29651): more inventory, more time
ZIP 29651 had the most sales by count, 245, but also the biggest drop: down 18.3% from the same three months of 2025, per the Real Estate Data Aggregator. The median days on market hit 66, the longest of the three ZIPs here. Prices rose 10.3%, which looks strong, but only 24.4% of homes went under contract within two weeks. That means most homes are sitting.
Buyers in 29651 have more time and more choices. That shifts the conversation. Sellers who price like it's still 2024 are the ones sitting at 66 days.
