Greenville's tighter pocket is still moving fast
Realtor.com reported that 20.8% of listings nationwide had price cuts in September, the highest share since 2018. That number is real. It also does not describe every part of Greenville the same way. The three months ending August 31, 2026 tell a more complicated story, depending on which ZIP code you are in.
The one part of this market that stands out: ZIP 29662. The Real Estate Data Aggregator counted 2.9 months of supply there, the tightest of any ZIP code in this data. Nearly 4 in 10 homes, 39.3%, went under contract within two weeks of listing. That share is up 17.7 points from the same period a year ago. Prices dipped a little, down 4.5% to a median of $279,900, but buyers are still moving quickly when homes show up.
How the ZIP codes compare
Most of Greenville is taking longer to sell than it did a year ago. Days on market climbed in nearly every ZIP code the Real Estate Data Aggregator tracks. That is worth knowing before you pick a list price.
Where things are loosening
ZIP 29605 had the most supply added year over year. The Real Estate Data Aggregator put months of supply there at 4.9, up 1.1 months from a year ago. Pending sales fell 39.9% in the same period. The median sale price slipped 5.1% to $327,500. Homes did sell a bit faster, at a median of 64 days, 3 days shorter than last year. But the drop in pending sales is the number that matters most for sellers pricing there today.
The priciest ZIP, and it is holding
ZIP 29601, which covers downtown Greenville, had the highest median sale price in this data: $649,110, up 1.8% from a year ago, per the Real Estate Data Aggregator. Days on market there actually fell, 9 days shorter than last year, to a median of 71 days. Sales were up 15.7%. Supply is still at 4.5 months, nearly unchanged. That is not tight, but it is not softening either.
Rates are making this harder for everyone
Rates are not helping buyers anywhere. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported that Fannie Mae is forecasting a 30-year fixed rate of 7.4% for the fourth quarter of 2026 and 7.5% throughout 2027. CNBC also reported that pending home sales were down 8.5% year over year in September, citing Zillow. That national drag is real, and it shows up in the longer days on market across most of these ZIP codes.
What this means if you are selling
Days on market are up 12 to 21 days in most ZIP codes compared to last year, per the Real Estate Data Aggregator. That does not mean homes are not selling. It means buyers are taking more time. Sellers who price to where the market is, not where it was, are still closing near list price. Sale-to-list ratios across these ZIPs ran from 97% to 98.8%.
What this means if you are buying
More listings are sitting longer, and Realtor.com counted price cuts on 20.8% of listings nationally in September. You have more to look at than a year ago in most ZIP codes. But in 29662, nearly 4 in 10 homes are still going under contract within two weeks. If you are shopping there, slow and careful is still a risk.
- Greenville is not one market.
- ZIP codes a few miles apart had months of supply ranging from 2.9 to 4.9 in the three months ending August 31, 2026. Days on market are longer almost everywhere, but homes priced right are still closing near list.
- One street can read very differently from the ZIP code around it.
