Five Forks is still the tightest part of Greenville
Rates are at 7.30%, per CNBC. That is slowing things down across most of the country. In the three months ending July 31, 2026, most of Greenville felt it. Five Forks, the 29615 ZIP code, largely did not.
The Real Estate Data Aggregator counted 158 homes sold in 29615 in that period. The median sale price came in at $500,000, up 17.2% from the same months a year before. Supply sat at 3 months. Nearly 1 in 5 homes, 19.6%, sold above list price, and that share was up 3.7 points from a year ago.
For buyers, that means strong offers still matter here. For sellers, it says a well-priced home can still get serious attention even at today's borrowing costs.
How Five Forks compares with the rest of Greenville
The contrast is real. The Real Estate Data Aggregator tracked seven other ZIP codes across Greenville for the same period. Five Forks had the lowest supply and the highest share of above-list sales among the areas that cover the main suburbs. Here is where each part of the market landed.

The 29607 ZIP code, which covers the Mauldin corridor and the Woodruff Road area, told a different story. The Real Estate Data Aggregator put the median sale price there at $395,000, down 7.1% from a year before. Only 10.3% of homes sold above list, down 11.3 points. Supply rose to 4.2 months.
The 29605 ZIP, which covers the Augusta Road area and points south, saw 200 homes sold but that count was down 21.3% from a year before. The median sale price slipped 0.4% to $335,950. Supply crept up 0.7 months to 4 months.
A few other ZIPs worth watching
The 29662 ZIP code, which covers Mauldin proper, had the fastest pace in the market. The Real Estate Data Aggregator counted just 2.6 months of supply there, and 38.8% of homes went under contract within two weeks of listing, up 11.2 points from a year ago. The median sale price was $292,250.
The 29601 ZIP, downtown Greenville, had the highest median sale price in the data at $665,305, up 3.3%. But only 5.4% of homes sold above list, down 5 points. Homes there took a median of 70 days to sell.
The 29617 ZIP had an interesting split. The median sale price fell 12.4% to $273,000, yet 21.8% of homes sold above list, the highest share in the data, and that share was unchanged from a year ago. The Real Estate Data Aggregator counted 99.1% sale-to-list there.
Rates are the backdrop for all of this
CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since 2018.
Five Forks is not immune to that pressure. The Real Estate Data Aggregator showed median days on market there at 62 days, 9 days longer than the same period a year before. The share of homes going under contract within two weeks fell 10.6 points to 32.9%. Things are slower than they were. They are just less slow than most of Greenville.
- Five Forks held the lowest supply and a $500,000 median sale price in Greenville's three months ending July 31, 2026. Prices rose 17.2% from a year before.
- That did not happen everywhere.
- The 29607 and 29605 ZIPs both saw prices and above-list sales fall.
