Five Forks is holding price while sales and listings both rise

The number that matters most right now: the Real Estate Data Aggregator counted 346 homes sold in Five Forks (ZIP 29681) in the three months ending July 31, 2026. That is up 29.1% from the same stretch last year. More homes are selling, and the median price slipped only 0.2% to $424,250. That is not a price correction. That is a market absorbing more supply without flinching.

For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Five Forks is essentially flat. That gap is worth knowing before you set a list price or an offer.

More homes, more buyers, roughly the same price

The Real Estate Data Aggregator counted 410 homes for sale in Five Forks during the period, up 25% from a year earlier. New listings came in at 394, up 7.4%. Supply grew. So did demand. Months of supply actually ticked down 0.2 months to 3.6 months. Sellers added inventory; buyers kept pace.

Pending sales in Five Forks came in at 309, up 16.2% year over year per the Real Estate Data Aggregator. Buyers are still writing contracts. The pipeline looks healthy.

Homes are taking a little longer, but sellers are still getting close to list

The Real Estate Data Aggregator put the median days on market at 60 days in Five Forks, 8 days longer than last year. Not every home sold fast. But the average sale price came in at 98.7% of list, up 0.3 points from a year ago. Sellers gave up almost nothing on price. They just waited a bit more.

One more number worth noting: 18.5% of Five Forks homes sold above list price, up 3.6 points year over year, according to the Real Estate Data Aggregator. That share is not huge, but it is growing. Price right and some homes still draw competition.

The broader Simpsonville picture looks different

Five Forks carries a Simpsonville mailing address, but the numbers tell two separate stories. The Real Estate Data Aggregator counted 146 homes sold in ZIP 29680 (the rest of Simpsonville) during the same period, down 5.8% from last year. The median sale price there was $353,750, down 4.4%. Supply rose 13.7% while sales fell. That is a different balance than what Five Forks is showing.

Homes in ZIP 29680 did sell a little closer to list price (99.3%) and a little faster (55 days). But fewer of them sold, and the price dropped more. The two ZIPs are not the same market.

Rates are making buyers think harder

CNBC reported the average contract rate on a 30-year fixed mortgage hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% on the same day. Realtor.com reported that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Five Forks has not seen that kind of cutting locally, but rates at this level slow decisions everywhere.

What this means if you are selling in Five Forks

More competition is real. The Real Estate Data Aggregator counted 394 new listings in Five Forks during the period. But 346 homes still sold, and 309 more are pending. Buyers are out there. Price it honestly, and the 98.7% sale-to-list ratio suggests you will not leave much on the table.

What this means if you are buying in Five Forks

You have 25% more homes to choose from than last year. The median price is nearly flat. You are not walking into a bidding war on every home. That said, 35% of Five Forks homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share is down 12 points from last year, but it still means a third of listings move fast. Know what you want before you see it.
