Five Forks is holding price better than the rest of Simpsonville

The number that matters most right now: a $67,000 gap in median sale price. The Real Estate Data Aggregator put the median at $424,500 in Five Forks (ZIP 29681) and $357,500 in the rest of Simpsonville (ZIP 29680) for the three months ending August 31, 2026. That gap is not new, but it is holding. If you are deciding where to search or how to price, that difference is real.

Price: Five Forks held, Simpsonville slipped

Five Forks prices edged up 0.4% year over year, according to the Real Estate Data Aggregator. The rest of Simpsonville dipped 0.7% over the same stretch. Neither move is dramatic. But one is going the right direction and one is not. The Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Five Forks is keeping pace with the national trend. The rest of Simpsonville is running behind it.

Speed: Simpsonville moves faster, but Five Forks is catching up

The Real Estate Data Aggregator counted a median of 51 days on market in Simpsonville, 2 days shorter than a year ago. Five Forks sat at 68 days, which is 13 days longer than last year. So homes in Five Forks are taking more time to sell than they used to. That is worth knowing if you are pricing one. Homes in Simpsonville are moving a little quicker, and sellers there are getting 99.4% of list price on average. Five Forks sellers are getting 98.5%.

More homes, more choices, more competition for sellers

Inventory is up in both places. The Real Estate Data Aggregator counted 424 homes for sale in Five Forks, up 26.6% from a year ago. Simpsonville had 204 homes for sale, up 15.9%. Combined, that is 628 homes across both ZIPs. More supply means buyers have options. It also means sellers need to price carefully. Five Forks has 4.1 months of supply. Simpsonville has 4 months. Both are close to balanced territory.

Rates are adding pressure everywhere

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Realtor.com reported rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com found that 20.8% of listings took a price cut in September, the highest share since October 2022. Five Forks is holding price better than most. But higher rates are slowing buyers down, and that is showing up in the longer days on market.

What this means if you are buying

Five Forks costs more. You know that. What you may not know is that the price gap is backed by real differences: gated planned neighborhoods, resort-style amenities, and grocery stores, coffee shops and fitness studios within a few minutes. Buyers ask for Monarch, Oakview and Bell's Crossing Elementary by name. That demand is part of why prices hold. The rest of Simpsonville is a different market, and the numbers say so.

What this means if you are selling

Homes are sitting longer in Five Forks than they did last year. Inventory is up. Price your home right and you can still sell near list: the Real Estate Data Aggregator shows an average of 98.5% of list price in Five Forks. Price too high and you will sit. In the rest of Simpsonville, prices slipped slightly, but homes are moving faster and sellers are getting 99.4% of list. Pricing to the right number matters more than it did a year ago in both places.
