Downtown Greenville prices held steady even with more listings

The one fact that matters most right now: prices held. The Real Estate Data Aggregator counted 87 homes for sale in ZIP 29601 during the three months ending August 31, 2026, up 14.5% from the same stretch last year. New listings rose 20.6%. More competition usually pushes prices down. Here, it did not.

The Real Estate Data Aggregator put the median sale price at $649,110, up 1.8% from a year before. The Federal Housing Finance Agency reported U.S. prices up 2.6% year over year as of July 2026. Downtown Greenville came in a little below that national pace, but it moved in the same direction.

Sales kept pace with new listings. The Real Estate Data Aggregator counted 59 homes sold, up 15.7%. Months of supply held at 4.5, nearly unchanged. So the extra inventory did not pile up. Buyers absorbed it.

Sellers got close to what they asked

The Real Estate Data Aggregator put the average sale-to-list ratio at 97.3%, up 0.8 points from a year before. That means most sellers got within a few percent of their asking price. Only 6.8% of homes sold above list, up slightly, but that number is still small. Price the home well and it sells close to ask. Price it high and you will likely negotiate down.

Homes are moving a little faster

The Real Estate Data Aggregator put the median days on market at 71, nine days shorter than the same period last year. That is not a fast market, but it is moving in the right direction. About 28.3% of homes went under contract within two weeks of listing, down 3.4 points from a year before. So quick sales happen, but they are not the norm.

The wider picture adds a little friction

Rates are not helping buyers right now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow buyers down. That likely explains why 28.3% going under contract quickly is lower than last year, even as prices held.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Downtown Greenville's 1.8% price gain looks different from that picture. Not every market is cutting.

In short
  1. More listings came to market in Downtown Greenville during the three months ending August 31, 2026. Prices still rose 1.8%, sales rose 15.7%, and homes sold nine days faster than a year before.
  2. The sale-to-list ratio ticked up to 97.3%.
  3. Supply is slightly above balanced at 4.5 months, but it is not growing.
  4. If you own here, the extra competition has not cost you much.
  5. If you are buying, you have a few more options, and sellers are negotiating, just not by much.
