Downtown Greenville had more listings, but supply still tightened
Supply dropped even as listings rose. That is the one fact that changes what a downtown seller should expect right now. More competition showed up, and buyers still kept pace.
The Real Estate Data Aggregator counted 96 new listings in ZIP 29601 for the three months ending July 31, 2026. That is up 68.4% from the same stretch in 2025. Realtor.com reported that active listings nationally reached 1.16 million homes, up 5.5% year over year. So the trend is not just local.
Even with all those new listings, months of supply fell. The Real Estate Data Aggregator put it at 3.6 months, down 1.3 months from a year ago. Buyers were busy. Sold homes jumped to 74, up 54.2% year over year, according to the Real Estate Data Aggregator.
Price held up, but sellers gave a little ground
The Real Estate Data Aggregator put the median sale price at $665,305, up 3.3% from a year ago. That outpaced the Federal Housing Finance Agency's national figure of 2.6% year-over-year price growth through July 2026. Downtown held its own.
Still, sellers gave a little. The average sale-to-list ratio slipped to 97%, down 0.4 points from a year ago, per the Real Estate Data Aggregator. Only 5.4% of homes sold above list, down 5 points year over year. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Downtown is not immune to that pressure.
Speed: most homes took time, but the quick ones went fast
The median days on market was 70, just one day longer than a year ago, according to the Real Estate Data Aggregator. That is not a fast market. But 40% of homes went under contract within two weeks of listing, up 13.3 points from a year ago. Priced right, a downtown home can still move quickly.
Rates are a real factor right now
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That affects what buyers can afford and how many show up. It is worth keeping in mind when you set a price or pick a date to list.
